The property is a record, not a line in an address field.

A client holds properties. A property holds appliances. An appliance holds its own make, model, GC number, serial, install date and the full history of what has been done to it — service visits, certificates, parts, documents, lifecycle.

So when the agent rings about number 14, you are not asking which boiler that is. You are looking at it.

Expiry dates that do not depend on you remembering.

A certificate nearing expiry is an event Klyro can act on. Switch on the rule once and the reminder goes out every year, for every property, without appearing on anyone's to-do list.

This is the difference between a portfolio being an opportunity and a portfolio being a liability.

Evidence an agent can be shown.

Open the completed job to see its work records, certificate and invoice. The job pack shows what is ready to send, while issue and delivery status stay separate.

When a managing agent asks what happened at a property in March, the answer is a record with a date on it.

Build your own plans at your own prices — an annual service, a CP12, priority booking, a discount on repairs — and put a portfolio onto them. Recurring schedules raise the work when it is due instead of waiting for someone to notice.

Care homes, schools, agents, pubs.

Commercial and managed clients behave differently from a domestic call-out: more properties, more people involved, more paperwork expected. Klyro treats them as clients with portfolios rather than bending a single-customer model around them.

And they get a portal in your name to check their own jobs, certificates and invoices — which is most of the phone calls, gone.

Self-service

The agent stops ringing you for a copy of the certificate.

The portal carries your business name, your number, your Gas Safe registration — not ours. Clients sign in with their email and find their jobs, their certificates and their invoices already there.
